What changes the price on a residential clearance job
- Fridges and freezers carry a per-item recycling charge from £45 for degassing, and mattresses, tyres, paint, electricals and upholstered seating (POPs incineration) are priced as their own line because the permitted facility charges them separately — quoted up front, never added on the day.
- Asbestos, clinical waste, fuel and gas bottles are outside our licence. If we see suspected asbestos we stop, tell you, and point you to a licensed contractor rather than loading it.
- Hoarded and probate properties are quoted after a survey, not from a floor plan — there is usually more behind the door than the photos show, and we would rather say that than revise the price on the day.
- Volume sets the price, so a garage that looks full but is mostly empty boxes costs less than a small room of solid furniture. Photos give you a firm number instead of a range.
- Access is the other half of the price: a top-floor flat with no lift, a long carry to the nearest legal parking, or a shared stairwell that has to stay clear all takes longer than a driveway.
