Newham is built from terraced two-beds, tower blocks, and thousands of new apartments in e20 and the royal docks, and the mix changes street by street — Beckton (E6), Canning Town (E16) and Custom House (E16) each behave differently on the day.
On the ground, new-build blocks require booked service lifts and loading bays; terraced streets around east ham are permit-only and tight. Locally that means wide estate roads and off-street parking — among the easiest access in east london and a13 and lower lea crossing red routes; new blocks require booked docks and lifts. Newham sits outside the Congestion Charge zone, so only ULEZ applies to the van and the quote is that much simpler.
