Fleet's work arrives on a commuter rhythm. The town grew around its main-line station and most of the moves we do here are tied to a job change or a school year rather than to a summer letting cycle, so the busy weeks are the ends of school terms and the quiet ones are mid-autumn. The flats within walking distance of the platform are the exception: they turn over faster than the family estates and they supply most of our end-of-tenancy cleaning in GU51.

Those station flats are also the only genuinely awkward access in Fleet. Permit-only decks, height barriers over the resident parking and short visitor bays mean the loading point is agreed in advance and, more often than not, the vehicle is smaller than the volume would suggest. Everywhere else — Church Crookham, Velmead, Zebon Copse, Elvetham Heath, Ancells Farm — is late twentieth-century or modern estate housing with a drive and a turning head, and those jobs price on volume and floors.

On the rules: Hart District Council sets parking, bin collections and the chargeable bulky-waste pickup, while Hampshire County Council runs the recycling centres, which require a permit for a van, pick-up or trailer and take no trade waste from any contractor. If you have two or three bulky items the council collection is frequently cheaper and we will say so. When a clearance is the right job, it leaves through a licensed transfer station and you keep the waste transfer note.
