Hastings in practice

Hastings has the most demanding access in the county after Brighton, and it is geography rather than regulation that causes it. The Old Town lies in a valley between the East and West Hills, and the lanes running off All Saints Street and the High Street are twittens — narrow, sometimes stepped, occasionally with no vehicle access whatever. None of that appears on a floor plan or an estate agent's listing, so we look at the street before we quote. Getting a suite out of an Old Town cottage is a stair-and-alley job and we price it as one rather than adding a surprise on the day.

Above the town centre the constraint is gradient and road width. The Victorian terraces climbing Bohemia, Blacklands and Clive Vale sit on hills with cars parked both sides and turning heads a long-wheelbase van cannot use, and there are unadopted lanes where a full load is unwise after heavy rain. By contrast Ore Valley, Hollington and the Baird and Ashdown estates are post-war housing with drives and verges, where a full-size vehicle reaches the door and the job runs conventionally. We allocate vehicles accordingly instead of sending one size everywhere.

The mix of work reflects a town with a lot of subdivided property: tenancy cleans and flat clearances in TN34 and TN38, whole-house clearances and probate work inland, and steady handyman demand for mounting and assembly. Older Hastings walls include timber frame and lath and plaster, so, as in Brighton, we test the wall before committing to a fixing.
