How inspections usually work
At the end of a tenancy, the landlord or agent compares the property with the check-in inventory. They look at cleanliness room by room and note anything that is dirtier than at the start, allowing for fair wear and tear. Kitchens and bathrooms get the closest look, followed by floors, skirting boards and the inside of cupboards and wardrobes.
That is why an end of tenancy clean goes further than a normal clean. It is built around what gets checked, in an empty home where every surface can be reached.
Getting the property ready for the clean
- Move out all furniture and belongings that are yours
- Clear rubbish and recycling from the property
- Leave hot water and electricity on
- Arrange keys and parking
Once the clean is done, take dated photos of each room and keep them with your inventory and invoice.
Common misunderstandings
- "Appliances are included." The kitchen clean covers cupboards, worktops, the sink and floors. Ovens, fridges and other appliances are extras you add when booking.
- "Mould will be removed." Mould cleaning is not part of the service and complete removal is not guaranteed.
- "Blinds are part of the windows." Inside windows, frames and sills are included for the rooms booked; blinds are ordered separately.
- "The team will clear belongings." The property needs to be empty so every surface can be reached.
What agents usually look at
Letting agents compare the property with the check-in inventory. The areas they most often check are the kitchen cupboards and oven, limescale on taps, showers and toilets, dust on skirting boards and radiators, marks on doors and light switches, and the condition of inside windows. Booking the rooms you have and the add-ons you need means each of these is covered in the same visit.
