What you are really paying for
The right end of tenancy clean is not simply the cheapest one. It is the one that gets the property back to the standard recorded in your check-in inventory, so the landlord or agent has no reason to make a cleaning deduction. That means a detailed checklist, a team that works to it, and a guarantee if something is missed.
What should be included
Ask any company for its room-by-room checklist. Ours covers every room booked:
Kitchen
Empty cupboards and drawers are cleaned inside and out, removing stains, dirt and fingerprints. Worktops and surfaces are scrubbed and sanitised, the sink is washed to remove limescale, doors are wiped, lamp shades and light switches are dusted, and non-carpeted floors are vacuumed and mopped. Appliances are not part of the kitchen clean; the oven, extractor, fridge and washing machine are extras you add when booking.
Bathrooms and toilets
The toilet is cleaned and disinfected inside and out, the bath or shower and taps are washed, tiles and grout are cleaned and limescale removed, and mirrors, glass, the sink and any cabinets are cleaned inside and out. The fan is dusted where it can be reached, the door is wiped and the floor is hoovered and mopped. Mould cleaning is not included, and complete removal of mould is not guaranteed.
Bedrooms, living areas and hallways
All tops and surfaces are dusted, skirting boards, radiators, banisters, doors and door frames are wiped, light switches are cleaned of fingerprints, and floors are hoovered and mopped where needed.
Windows
All inside windows in the rooms you book are included: glass, inside frames and sills. Blinds are booked separately.
The extras that matter
- Oven cleaning. Agents open the oven at checkout.
- Carpet cleaning. Some tenancies require professionally cleaned carpets; check yours.
- Fridge, extractor and washing machine. Each can be added separately.
- Blinds. Usually booked separately.
Questions to ask before booking
- Can I see the checklist for each room?
- Which appliances are included, and which are extras?
- Is the price shown before I book, including any fees and weekend surcharges?
- What happens if the agent finds something missed?
- Do you bring your own products and equipment?
- Is mould cleaning included? (With us, it is not.)
Warning signs
- No written checklist
- A price that changes on the day
- No guarantee or unclear re-clean terms
- Promises that every stain or all mould will be removed
- No recent reviews mentioning end of tenancy work
Common mistakes tenants make
- Booking before moving out. The clean works best in an empty home.
- Not reading the tenancy agreement. Carpet or professional clean clauses matter.
- Turning off utilities. The team needs power and hot water.
- Not keeping evidence. Keep the invoice and dated photos.
