A typical one-bedroom flat move within the same town comes in at £180–£320, and a two-bedroom house at £320–£550.

Those figures assume ground-floor or lift access at both ends, belongings already boxed, and a journey under about ten miles. Change any one of those and the price moves — which is exactly why the cheapest advertised rate rarely survives contact with a real move. Job size is the single biggest driver of cost, and it is measured in van loads and crew hours rather than in bedrooms. The table below maps the property sizes we move most often to the crew, van and time we budget for them.

Access, floors and the carry distance

The distance between the van's tailgate and your front door matters more than the mileage between addresses. A fourth-floor walk-up can double the hours on an otherwise small load, and a 40-metre carry from a restricted parking bay adds roughly 20–30 minutes per van load. Tell the company the floor number and whether there is a working lift — omitting it is the most common reason a quote gets revised on the day.

Volume, not weight

Vans are priced by cubic metres. A one-bed flat is typically 12–18 m³, a two-bed 20–30 m³ and a three-bed 30–45 m³. Bulky low-weight items — wardrobes, corner sofas, exercise equipment — eat volume fast, so two households with identical bedroom counts can differ by a full van load.

Timing

The last working Friday of the month is the most expensive slot in UK removals: tenancy end dates, mortgage completions and school-term deadlines all land there. Late June through early September is the busiest stretch of the year. Mid-week, mid-month bookings routinely come in 10–20% lower for identical work.

Packing and dismantling

Expect £15–£30 per hour on top if the crew packs for you, plus materials at roughly £2–£4 per box. • Depot-to-depot time. Charging for travel before arrival and after departure, adding 45–90 minutes.
• Fuel or mileage surcharge. Legitimate on long distance, questionable on a four-mile local move.
• Stair or floor levies. £10–£25 per floor, applied after the crew sees the property.
• Congestion Charge, ULEZ and Clean Air Zone fees. Should be passed on at cost and itemised, never marked up.
• Materials on the day. Blankets, straps and trolleys should be included; boxes and tape are fair to charge for, at £2–£4 a box.
• Waiting time. Reasonable at £15–£25 per 30 minutes if you are late; unreasonable if the delay is the crew's.
• Card or weekend surcharges. Common at 2–5%, and easy to negotiate away if you spot them before booking.

Labour costs, parking restrictions and emissions zones split the market into roughly three price tiers. The ranges below are for a two-person crew including loading and unloading.

London jobs also carry non-negotiable third-party costs: the Congestion Charge on weekdays, ULEZ where the van is non-compliant, and frequently a suspended parking bay at £30–£70 per day from the borough. Budget for them separately rather than assuming the hourly rate absorbs them.

The honest rule of thumb: if you can picture your entire home fitting in one Luton van, a man with a van is the cheaper answer.
