Why cleaning prices vary so much
You are rarely comparing like with like. An independent cleaner, an introductory agency and a managed company carry different insurance, vetting, replacement cover and responsibility when something is missed.
Hourly pricing transfers time risk to you; fixed pricing transfers it to the company. Scope matters too: products, cupboards, fridge, oven, interior windows and skirting may be included, excluded or charged separately.
Hourly or fixed price: which is better?
Hourly makes sense for a light weekly or fortnightly visit where the cleaner knows the home and the time is predictable. Fixed price makes sense for a one-off, heavy or deadline-driven job. If you cannot predict how long it will take, do not pay by the hour.
What actually drives the price
- Bedrooms and bathrooms; a second bathroom can add as much work as two bedrooms.
- Condition, including built-up grease, limescale, pet hair or mould.
- Whether the home is empty or furnished.
- Specialist add-ons such as ovens, carpets and upholstery.
- Parking, permits, stairs and congestion charges.
- Short-notice availability.

The £12-an-hour trap
The National Living Wage for workers aged 21 and over is £12.71 from April 2026. A cleaner charging less before travel, products, equipment and insurance leaves little room for those protections. Cheap becomes expensive when there is damage, a missing key or a no-show before check-out.
